“An exterior inspection protects your home from the outside in, ensuring its structure, safety, and curb appeal stand strong against the elements.”

What We Inspect During an Exterior Inspection

Our exterior inspections cover all major elements of your home’s exterior to identify potential issues or areas requiring maintenance. This includes:

  • Exterior Wall-Covering Materials: Evaluating the condition and type of siding or other coverings for signs of damage or deterioration.
  • Eaves, Soffits, and Fascia: Inspecting for structural integrity and any visible defects.
  • Windows and Doors: Examining a representative number of windows and all exterior doors for functionality and condition.
  • Flashing and Trim: Checking for gaps, damage, or areas prone to moisture intrusion.
  • Walkways and Driveways: Assessing the condition of adjacent walkways and driveways for safety and structural concerns.
  • Stairs, Steps, and Ramps: Inspecting these areas for stability and compliance with safety standards.
  • Porches, Patios, Decks, and Balconies: Evaluating structural integrity and surface condition.
  • Railings, Guards, and Handrails: Reporting on improper spacing or other safety concerns.
  • Vegetation, Drainage, and Grading: Reviewing how vegetation, surface drainage, retaining walls, and grading may impact the home’s structure, particularly regarding moisture intrusion.

Maryland Exterior Inspections: FAQ

Not sure about some of the terms used in your home inspection report? Visit our Glossary of Terms for clear definitions and explanations.

What We Report

As part of our Maryland home inspection services, our exterior inspection includes a detailed report describing the type of exterior wall-covering materials used on the property. Additionally, we report any issues that require correction, including:

  • Improper spacing between balusters, spindles, and rails.
  • Visible damage or material defects affecting the structural integrity or safety of the exterior components.

Each observation is documented with clear descriptions and recommendations to help you take action.

Limitations of Exterior Inspections

While we strive to provide a thorough exterior evaluation, there are certain limitations to the inspection process. Our certified Maryland home inspectors do not:

  • Inspect or operate screens, storm windows, shutters, fences, or outbuildings.
  • Evaluate items that are not visible or readily accessible from the ground.
  • Inspect geological, hydrological, or soil conditions.
  • Assess recreational facilities, playground equipment, seawalls, breakwalls, docks, or erosion-control measures.
  • Inspect underground utilities, items, or systems such as wells, sprinklers, or septic systems.
  • Determine the integrity of thermal window seals or multiple-pane glazing.
