Comprehensive Life Safety Evaluations

Our inspection process focuses on identifying visible hazards and deficiencies that could compromise life safety. We assess fire safety systems, emergency exits, and storage practices to ensure they meet required standards. While we do not test or certify systems, our detailed evaluations help property owners address key safety concerns and maintain regulatory compliance.

Maryland Life Safety Inspection Checklist

During a Maryland Commercial Property Inspection, our inspectors will:

  • Inspect fire access roads for obstructions or overhead wires below 13 feet 6 inches.
  • Verify that the address or street number is visible from the street and contrasts with its background.
  • Ensure a 3-foot clear space exists around fire hydrants.
  • Confirm hinged shower doors open outward and have safety glass-conformance indicators.
  • Inspect the storage of flammable materials for proper separation and placement away from exits, boiler rooms, and electrical equipment rooms.
  • Verify the presence of “No Smoking” signs in areas with flammable materials.
  • Inspect for the presence and accessibility of fire alarm systems and alarm panels.
  • Evaluate the placement and visibility of portable fire extinguishers, ensuring they are within 75 feet of travel distance and 30 feet of cooking equipment using oils or fats.
  • Inspect emergency lighting systems and exit signs, including backup power sources.
  • Verify that exit doors swing open in the direction of travel, remain unlocked during business hours, and have clear width greater than 32 inches.
  • Inspect for penetrations in fire-separation walls or ceilings and ensure fire-separation doors are functional.
  • Evaluate exit stairwell handrails, check for trip hazards, and confirm the presence of at least two exits or one exit within a 75-foot travel distance.
  • Inspect storage to ensure it does not obstruct access to fire safety equipment, exits, or electrical panels, and verify clearance near sprinkler heads and heat-generating appliances.
