Objective of Research

The goal of the research phase is to complement the information gathered during the walk-through survey by reviewing documents and conducting interviews. This research provides essential context and supporting evidence for the inspection report, enabling our clients to gain deeper insights into the property’s condition and history.


Document Procurement

While the responsibility for obtaining documents typically falls to the client, we assist by reviewing all materials provided. Clients are encouraged to request relevant documents from sellers, building owners, or local government offices. If outlined in the Scope of Work Agreement, we can also procure specific documents on the client’s behalf.

Examples of documents commonly reviewed during inspections include:

  • Certificates of Occupancy
  • Building plans and permits
  • Maintenance and repair records
  • Fire prevention and safety inspection reports
  • Environmental studies
  • Utility bills and warranties

These documents allow us to assess compliance, maintenance history, and potential risks more accurately.


Interviews with Key Personnel

To gain firsthand insights, we identify and interview individuals with the most knowledge of the building’s condition, typically the owner or property manager. It is the client’s responsibility to arrange these interviews, unless otherwise specified in the Scope of Work Agreement. Through these discussions, we uncover critical information that may not be evident in the documentation.


Pre-Inspection Questionnaires

Pre-inspection questionnaires help streamline the information-gathering process. These forms, completed by the owner, manager, or client, provide valuable insights into the property’s condition, maintenance history, and any known issues. If the questionnaire cannot be completed in writing, interviews may be conducted in person, via phone, or email. All responses are documented in the inspection report.


Reliability of Information

We strive to present accurate information in our inspection reports. However, the reliability of data depends on its source. Our process involves assessing the validity of the documents and statements provided, but we are not required to independently verify all information. The inspection report supplements the seller’s disclosures and includes references to the sources used.


Handling Fraud and Hidden Issues

While we aim to identify property deficiencies, MJ Property Inspections is not responsible for investigating fraud or uncovering intentionally hidden issues. Our findings are based on visible, accessible information and the materials reviewed.


Previously Generated Reports

Any prior inspection reports are treated as supplemental documents during the research phase. Information from these reports is referenced in the new report but does not replace the findings from our current inspection. This ensures a fresh, unbiased evaluation of the property.
